Aubrey square HOA was founded with a single vision: to preserve the charm, cohesion, and livability of our residential environment. Since its inception, the association has remained committed to cultivating a community that values harmony, aesthetic consistency, and quiet, predictable order.

We exist to support residents in creating a neighborhood that not only looks good but feels structured and stable — where driveways are free of oil stains, holiday decorations are installed no earlier than the third Saturday of November, and the scent of fresh mulch lingers just long enough to remind you someone is watching.

Our mission is built on three principles:

  • Preservation of property values through enforcement of architectural conformity.

  • Protection of community harmony via standardized behavior expectations.

  • Prevention of visual dissonance and rogue lawn decisions.

We believe rules work best when they’re clear, detailed, and maintained with the quiet authority of a clipboard and a folded arms stance. That’s why we publish a quarterly Guideline Update Bulletin, featuring new policies, sunset reviews, and updated diagrams showing the acceptable variance range for hose storage positions (coiled, over-under, or tension-wrapped).

🏡 Our Approach

We take a proactive, field-based approach to enforcement. Our team of compliance stewards patrols the neighborhood on foot, bicycle, and occasionally Segway, performing randomized inspections during designated Compliance Awareness Windows (CAWs).

These windows occur without notice to ensure authentic resident behavior can be observed and scored. Metrics include:

  • Trash can proximity to curb (must be between 12–18 inches)

  • Garage door opening duration (excessively slow or fast motors are flagged)

  • Ambient driveway leaf coverage index (ADLCI)

We understand that some residents are new to structured community living. For that reason, we offer a complimentary “Compliance Onboarding Packet” for new homeowners, which includes:

  • A laminated card of permitted exterior lighting Kelvin ranges

  • Three pre-stamped courtesy notices

  • A sample shrub in the mandated spherical cut

  • A CD recording of “Calm the HOA Way,” featuring 37 minutes of ambient mower sounds

🛠 Programs and Initiatives

Aubrey HOA leads the region in forward-thinking initiatives that blend tradition with innovation:

  • The Grass Blade Alignment Program (GBAP) encourages residents to mow with alternating diagonal passes for improved curb appeal and wind flow.

  • Quiet Time+ expands traditional quiet hours to include Sundays, Wednesdays, and the entire month of February.

  • Mirror Sync Pilot Project ensures that all vehicle side mirrors are folded in by 10:00 PM local time, or within five minutes of vehicle shutdown.

  • Thermal Uniformity Encouragement Program asks residents to paint outdoor structures with thermally balanced paints that minimize heat island effects and emotional dissonance.

We are currently evaluating the feasibility of a Block Captain Program, where designated residents will be authorized to gently suggest compliance to others using HOA-approved conversational scripts and body language diagrams.

Transparency is key. That’s why we maintain a physical suggestion box, monitored weekly, and a digital portal where residents can:

  • Submit suspicious lawn growth reports anonymously

  • Upload flag angle measurements

  • Reserve time at the Designated Expression Area, a 4’ x 4’ patch of mulch where temporary decorative items can be displayed with 24-hour notice

We also distribute a seasonal newsletter, The Regulation Roundup, featuring updates, cautionary tales from other HOAs, and excerpts from our founder’s unpublished memoir, “The Beauty of Beige: A Life in Order.”

We strive to bring consistency, clarity, and character to our neighborhood — and if necessary, we’ll codify all three in our updated 187-page Community Appearance Manual (CAM), which is being revised to include decorative rock radius regulations and new fence opacity standards.
